Real Estate
KWILL’s diverse ecosystem drives our 360-degree, analytical approach to real estate. Because we have been landlords, tenants and developers ourselves, we are uniquely positioned to advise on behalf of our clients. Leveraging our expertise, data, and cross platform connectivity, we go deeper to find solutions that achieve specific business goals. Clients have access to our full suite of consultative services including key diagnostics and location analysis, project management, strategic planning, direct investment, and transaction execution among others.
Agency Representation
We work with institutional landlords and regional owner-occupiers in leasing new construction, investment and surplus property. Our “Finder” broker approach allows us to target tenants looking for the exact kinds of space our partners have.
Our internal database tracks information on nearly 7,000 companies. We can sort by geography and by industry sector to match specific properties with those firms most likely to need them. We also track tenant migration trends that give us visibility into which submarkets serve as feeders for other markets.
Why it Matters:
We don’t wait for prospects to come to us – we go find them.
It’s a more labor-intensive method, but it has proven to produce better results in less time.
Why it Matters:
Our Team Members can respond real-time
The platform tracks all activity and converts it into easy-to-digest reports for our clients.
We work with many privately-held companies and high-net-worth business owners right-sizing the corporate portfolio. That includes subleasing surplus space, or relocating an operation from an owned facility to a new one, then converting the former building into a desired, competitive market property.
Why it Matters:
We protect the interests of the building owner and contribute to growing enterprise value.
We can turn a property that was once a cost center into a new income stream.
Why it Matters:
We bring these opportunities to investors and developers for conversion
We remain as leasing agents to stabilize the projects and prepare them for monetization
While focusing on the production, distribution, fulfillment or office facility may be an option, we consider other fixes including supply chain, transportation, labor, occupancy cost, capital, taxation or executive leadership.
Why it Matters:
Our approach seeks understanding of the long-term objectives
We reverse-engineer the tactical processes required to achieve them
Industry Sectors
While our consultative approach is scalable to most business and product sectors, we have accumulated an impressive toolbox of intellectual capital, experience and success stories in select areas. This is how KWILL differentiates itself in the market. Trust, relationships and specialized expertise means we openly share ideas and methods with you rather than jump on a learning curve at your expense.
We have worked with dozens of companies that require high-through-put function from their facilities. Our team can advise on automation, air quality and environment, high-cube racking, safety and security, transportation flow and on-site trailer and outside commodity storage.
KWILL works with federal 501(c) 3 not-for-profit organizations to acquire office, warehouse, fulfillment and distribution space. KWILL utilizes its site selection protocol and considers all location-driven factors. But, unlike most forms, KWILL is uniquely equipped to work with executive leadership and the organization’s Board to explain process and risk, established decision metrics, gain consensus and model financial implications, a key concern to organizations that are entrusted with public and private funding.
KWILL has extensive experience working with practitioners in healthcare diagnostics, treatment and equipment. We work with physicians and practice managers, corporate real estate executives and investment groups finding specific properties in markets often defined by finite demographic data. We have experience in behavioral sciences, urology, dermatology, eye care, physical therapy and autism services.
KWILL is a trust & relationship-based business practice. That make us especially attractive to family-financed investment platforms and family-owned mid-cap businesses where the fortunes of manty rise and fall on the good decision making of a few. Our team is prepared to immerse itself in the business and family dynamic in order to gain trust and consensus and to remain dedicated and focused until the ultimate goals are achieved. We work with platforms to acquire office, flex, industrial and multi-family real estate, add value, stabilize an income stream and prepare it for eventual disposition. We also help family business grow, right-size or wind up based on the situation.
